Lead flashings, soakers and valleys

Most leaks we are called to are not in the middle of a tile. They are where the roof meets a wall, a chimney or another slope. That is leadwork.

Lead step flashing and soakers where a brick chimney meets a grey pantile roof

In plain terms

Where roofs leak

Most leaks we are called to are not in the middle of a tile. They are where the roof meets a chimney, a wall, or another slope. That joint is leadwork: soakers, a step flashing, a cover flashing, or a valley.

A cement fillet, or a strip of flashing tape, is not a substitute for lead on a chimney. Lead has to be the right size, and it has to be free to move. Fixed tight, or cut too big, it splits. Pointing only works when the lead still covers the joint.

We do this from Hessle, across Hull, Beverley, Anlaby and Anlaby Common, Willerby, Woodmansey and the villages in between. Call 01482 627895 or use the form further down. We look at the roof before we price it. A written quote is available if you want one, and the work we agree is guaranteed for at least 12 months, and often for longer depending on the job.

The job

What you might be seeing

  • A crack between the flashing and the brickwork
  • Cement fillet that has fallen out
  • A valley that holds debris and then water
  • Short pieces of lead that do not cover the soakers

What we do

  • Chase and point cover flashings properly
  • Use soakers and a step flashing on a brick abutment, not a single smear of mortar
  • Form valleys with enough width and a lap that sheds water
  • Allow lead to move, so it does not split

On the board

Materials

Milled lead, in a code that suits the piece. We do not substitute a sticky flashing tape for a chimney that needs lead.

Questions we get

Straight answers about leadwork for houses in Hessle, Hull, Beverley and the villages around them.

Why does a leak start at the chimney?

The stack meets the tiles on more than one side, and those joints move with the weather. When the flashing cracks, slips out of the mortar joint, or was only ever cement, rain runs down the brick and into the roof. Indoors, the damp patch is often on the chimney breast.

What is a soaker and a step flashing?

A soaker is a small piece of lead laid with each tile or slate where the roof meets a brick wall. The step flashing covers those soakers and is pointed into the brickwork. Together they shed water. A smear of mortar does not.

What is a roof valley?

The lined channel where two slopes meet. It should be wide enough to carry rain and clear of leaves. A valley full of debris holds water, then sends it under the tiles. We see this on houses across Hull and Hessle, especially where trees overhang.

Why does lead split?

Lead expands in the sun. If a piece is too large, or it is fixed so it cannot move, it fatigues and cracks. The repair is the right size of piece, correctly fixed. Another blob of sealant is not the repair.

Can you just repoint the flashing?

If the lead still covers the joint and has only lost its mortar, sometimes yes. If it has slipped out of the chase, or it is too short to cover the soakers, pointing alone will not hold the water.

Do you use lead on every abutment?

Where the roof meets a wall or a chimney, yes. We use milled lead in a code that suits the piece. We do not swap that for sticky flashing tape and call the job finished.
