Velux roof windows, supplied and fitted

A roof window only stays dry if the flashing kit matches the covering. We supply and fit Velux windows into slate, tile and pantile roofs.

A roof window in a grey pantile roof, with the flashing kit around the frame

In plain terms

A roof window that stays dry

A Velux window stays dry because of the flashing kit, not because of sealant around the frame. The kit has to match the covering: slate, tile or pantile. The underlay has to dress into the window. If it runs underneath, water goes into the loft.

We check the rafters and the opening before we order, then supply the window and fit it. If the ceiling is opened, we make the lining good. Scaffold is usually needed, and it is included in the quote rather than added on the day.

We do this from Hessle, across Hull, Beverley, Anlaby and Anlaby Common, Willerby, Woodmansey and the villages in between. Call 01482 627895 or use the form further down. We look at the roof before we price it. A written quote is available if you want one, and the work we agree is guaranteed for at least 12 months, and often for longer depending on the job.

The job

What you might be seeing

  • A leaking rooflight with tired flashings
  • Condensation that is really a failed seal
  • A new loft room that needs daylight
  • Tiles cut badly around an old window

What we do

  • Check the rafters and the opening before ordering
  • Fit the right flashing kit for slate, tile or pantile
  • Dress the underlay into the window, not under it
  • Make good the lining internally where we have opened the ceiling

Questions we get

Straight answers about velux windows for houses in Hessle, Hull, Beverley and the villages around them.

Why is my roof window leaking?

Often the flashing kit is tired, or it is the wrong kit for the tiles, or the underlay was never dressed into the frame. Condensation on the glass can look like a leak. We look at the frame and the flashing and tell you which it is.

Can you replace just the flashing?

Sometimes, if the frame is still sound. If the frame has failed, a new window is the better job. We say which after we have seen it, before anything is ordered.

Can you fit a new Velux window in a loft?

Yes, where the rafters and the opening allow it. We check that on site before we order. Daylight for a loft room is a normal reason to call. The window is supplied and fitted into slate, tile or pantile.

Do you need scaffold to fit a roof window?

Usually, yes. Scaffold is included in the quote rather than added later. We will say if a particular roof can be done another way, after we have seen the access.

Will a roof window suit a pantile roof?

Yes, with the flashing kit made for pantiles. A slate kit on a pantile roof, or cement packed around the frame, is how these windows leak. We do not bed a window in and hope.
